Dallas has some of the most expensive real estate in Texas. Many young professionals move to Dallas as they are attracted by the countless restaurants, frequent live concert events and other activities offered throughout the city. With over 1.1 million people and 254 constituent neighborhoods, Dallas is the third largest community in Texas.
There have been quite a lot of new construction homes that have been built in recent years, mainly for the middle class and wealthier due to the city's healthy economy and the many amenities it has to offer its residents. Many of those who reside in Dallas have sales jobs, management occupations and work in office and administrative support. There is a good mix of both white- and blue-collar jobs in Dallas.
Dallas Offers a Wide Variety of Home Prices
The median income is over $37,000 but house values vary depending on the area of Dallas. Neighborhoods in north Dallas have the most expensive homes with median home prices over a million dollars. On the flip side, south Dallas homes can be less than $50,000. Due to the variety of home prices, the median home cost is only slightly higher than the Texas median but is still less than the US median. With the wide variety of home prices it is easy to see why families of different incomes are attracted to Dallas neighborhoods.
Over half of Dallas residents are renters. Many of the young adults who are single or those that are still in college can find affordable rental homes throughout Dallas, although rental costs are higher than both the Texas and national average.
Dallas Holds on to Stable Real Estate Market
The price of homes in Dallas peaked in the middle of 2006 but prices decreased for a couple of years after, as well as the number of homes that were sold in each quarter. However, there have not been dramatic spikes and dips in the price of homes that other cities have had, making the Dallas real estate market remain relatively stable. In fact, the median price of homes today is more than what the median price was in the beginning of 2006.
